Robert Ferre asked about details of an LLC. Unfortunately, such things are totally non standardized and each state has its own version of LLC rules and goverences. So if Robert were in Virginia (he did not mention what state he resides in), and he modelled his LLC after a WA community, it would cause his lawyers endless hours of revisions and problems. You need to get legal sample documents from the state in which your project resides in. Also, EVERY attorney has a huge drawer full of sample documents. They don't create these things from scratch you know, they take work already done, and modify it. My advice is to stop wasting your time chasing legal document samples and hire a compentent attorney to do so for you. That's what they are paid for, and legal fees are a typical and normal cost for developing cohousing that it makes no sense to try and skimp on. You absolutely would be an idiot to try and purchase a site without the guidance of an attorney. Rob Sandelin Sharingwood
