Maggi,
I'm tempted to hazard a response to your question, but I'm not sure that
I'm the best person to do it.  I tend to be rather literal as opposed to
making assumptions as to what people mean.  I'll try, but others can
probably do better.  (Then too, I can't resist the temptation to discuss
community movement terminology.)

You say "communal living" but surely you mean "cohousing living."  

First of all, communal intentional communities don't lease land since
their land is owned communally (communal private property or
commonly-owned property).  No need to lease what you already own in
common!  (And this is certainly not cohousing, although architectually
and regardin land use design they might look similar.)  

Secondly, cohousing communities don't lease land either since they are
usually condominiums and again, the condominium structure is a form of
private ownership of property, so there is no need for lease agreements. 
Cohousing communities do usually have CCRs (Convenants, ?something?Codes
maybe? and Restrictions) and perhaps that is what you mean by "legal,
lease-type agreements," but they are not leases.  They also often have
other non-legal member agreements or member contracts.  Surely people
here on this list can provide their CCRs or other member agreements for
you; I don't happen to have any examples, but I'd love to collect some. 
I classify cohousing communities as "collective intentional communities"
(sharing privately-owned property) like housing cooperatives but
different from "communal intentional communities."

Thirdly, if it is actually "legal, lease-type agreements" that you really
want you have to look at the world of community land trusts, those types
of intentional communities which own land separate from individual
interests.  These types of communities then offer "legal, lease-type
agreements" to the community of individuals living on the land, or to
individuals or families.  Land trust land is usually held under a
nonprofit or a tax-exempt organization, which then leases entrusted lands
to the entities or individuals living upon it (members of the
board-of-directors of the nonprofit may not all live on the land).  I
classify community land trusts as a form of "mixed-economy intentional
community," like those that have both a class of members comprising a
communal core group (sharing communally-owned property) and a class of
members functioning as a collective (sharing privately-owned property).

Now if the science fiction convention of which you speak is primarily
interested in the very general topic of legal designs for holding land
used by intentional communities (as explained above, I identify three
primary economic classifications of intentional communities: communal,
mixed-economy and collective), then I would like to offer that the
