Rowena asked: I thought the Cohousing Network was collecting these documents to make them available on line. TCHN people - where are you? There are several documents available from the Intentional Communities Resources pages at http://www.infoteam.com/nonprofit/nica/resource.html Click the legal folder, then the sample documents folder. I would be delighted to add more. I will be doing major update work to this resource this summer and so can add lots of more documents. I even have a scanner, although it is unlikely I would be willing to spend the time to scan in HUGE boilerplate HOA docs. If you send them to me as email attachments (word will work, but I can open most other formats) I'd be glad to make them into HTML. It seems unclear to me how much energy there is for the actual cohousing website itself, the current web master has left and I have not heard anything about a replacement effort. I might get more info this weekend from another member of the web board. -----Original Message----- From: cohousing-l [at] freedom2.mtn.org [mailto:cohousing-l [at] freedom2.mtn.org]On Behalf Of RowenaHC [at] cs.com Sent: Tuesday, March 07, 2000 4:49 PM To: Multiple recipients of list Subject: Re: Docs for Homeowners Association In a message dated 3/7/00 1:00:53 PM Eastern Standard Time, PattyMara [at] aol.com writes: << Our HOA structure and by-laws are strictly boiler room, friendly to the suits, legal documents that are generic to condos across the state. Yawn. We were encouraged to do it this way by our lawyer in order to not raise any eyebrows from the bank. >> We found that banks, etc. had no objection to the coho friendly language we put in - goals for living, consensus voting, right of first refusal, etc, - so long as there was a bottom line which said that if all this stuff fails we can fall back on a vote and if we can't find a buyer the seller has teh right to put the unit on the open market. I do think it is important to get the coho stuff in - the appropriate balance between the obligations of the "Managing Board" and that of the "entire community." One useful purpose it serves is to have the group focus on how these things will work when you are dealing with real money, maintenance, bills, etc. I thought the Cohousing Network was collecting these documents to make them available on line. TCHN people - where are you? Rowena Cambridge Coho
