Rentals are so necessary to housing the 18-30 year olds who are still on the move and looking at life. We miss their energy when we don't have enough rentals. Providing more space for this age group would build a faster feed into cohousing than waiting another 20 years for cohousing children to build new projects. If I were to add anything to our project, it would be 2-3 large bedrooms with private baths and good sized closets around a shared sitting room and kitchen. Using the commonhouse kitchen and living space might not be sufficient since one doesn't want the people "living" in the commonhouse to have a different relationship to the space or the community than other residents. Plus this age group is looking for independence.
