We 'cohosers' (as my upstairs neighbour-to-be has dubbed us) are less than three months away from move-in and are on the verge (he wrote hopefully) of selling the last of our 18 units and completing our community. As a result, the focus of our community building committee is now shifting away from marketing towards figuring out how we will live together and create a vital community. To that end, we are trying to foresee what issues might require living-there agreem ents. E.g.. use of common facilities, issues around pets, parenting, rentals etc. We would appreciate some feedback from people in established communities on the following questions that have come up in our discussions: What agreements are absolutely necessary prior to move-in? What can be left until later? What were the anticipated areas requiring agreement that perhaps turned out to be less critical than foreseen? And what were the unforeseen issues that could have used some attention prior to move-in? We realize as well that it's possible to get too hung up on 'codifying' things and trying to foresee every eventuality. Perhaps it's best to have some general guiding principles and processes to deal with these issues? Your thoughts and comments would be much appreciated.
