Our 'Renters and Guests' agreement (go to our website in my signature below
to see agreement) was one that we crafted before move-in.  I think it helped
that we did address it ahead of time while it was still theoretical, rather
than after we had folks with vacant rentals they were trying to fill.

In a nutshell, the agreement says that:
 - renters are folks who stay more than 3 months, whether they pay or not
 - guests stay less than 3 months; hosts are responsible for their guests
 - renters are expected to become community members and participate in
community activities (we have a membership application process)

For the most part, this has worked well for us.  We've had lots of very good
renters and a couple not-so-good ones, but you could probably say the same
thing about our owner members.  :-)
