Sounds like you might be thinking of Harbin Hot Springs. Not cohousing, but they are a cooperative group and they run a retreat center.

planned community in northern CA that was going to
have studio space, performing arts space and working
artisits in residence.  My memory is that the
discussion involved 200+ acres above Clear Lake.
Might have been just a dream.

A business seems like a natural fit for some
communities.
