You might want to check local rules when making decisions on the term fo the lease. Many places, including a large part of Florida, have a "lease law" whereby if you write a lease for six months or less, you will have to charge hotel tax. This is the case here, so pretty much all apartments only offer 7 month or longer leases. We are having some dispute around the topic of renting. To encourage economic diversity and to welcome some people who have been around a long time but cannot afford to buy, we definitely want to allow people to rent their unit or a room in their unit. But being in South Florida where "snowbirds" (people who come down only for the winter) and other transients are common, we want our documents to reflect a policy that would discourage people from making our community their second home or an interesting place to hang for a short while. Some of us think that rentals should only be allowed for a year or more, which would provide stable members of the community. Others think, "hey, what if I wanted to go away for the summer or even a six-month trip around the world? I couldn't rent my unit out while I am gone." I'd love to hear other communities' thoughts on this topic. Thanks!
