RE: rental policy

Our thinking out here was to keep our condominium documents as boilerplate, 
neutral and open as possible.  Then, we have taken up issues about living 
together in later policies that don't appear in the "bylaws" and "CCR's" - 
(covenants, codes and restrictions - may have a different name in Florida). 
 Our CCR's are very light on rental restrictions.  They say only that the 
owner must have a written agreement with the renter, and that renters must 
abide by the CCR's and bylaws.

I have found that if someone is invested in the community emotionally, they 
will do what they can  to nurture it, for example, with renters who are 
interested in participating.  So it's possible that your best protection 
from blow-in blow-out renters is cultivating good relationships with 
residents.  Maybe that is too obvious???  They other thing is, I found that 
one set of shorter term renters who came in (well, it was for 9 months...) 
had a very salutory effect on the community.  (though not all who live here 
would say the same: a few residents found their new ideas and thoughts not 
at all salutory). But I have been trying to keep an open mind about 
renters, because you never know what kind of short term gift might appear 
in terms of a really cool person.

We did have yet another family who took a "sabbatical" for 10 months.  I 
would not have liked it if we had created a restriction that made it 
impossible for them to make that decision and then come back.
