Hi -

Check out www.caionline.org.  Their advice is to get a reserve study to 
determine the amount of reserves you need.  Once you have the study, you can
make a 
plan for how to adequately fund your reserves.

The best thing is to have a reserve study done. These are done by companies
who employ engineers who really look at your property and determine how long
all your structural elements will last and how much it will cost to replace
them. They know stuff about materials that you and most contractors won't
know.

Our reserve study has a list of all the elements that will have to be
replaced including less obvious things like sidewalks and sewage ejectors
and when we should expect to replace them. Ours also includes floor
coverings in the commonhouse, furniture, kitchen appliances, gutters --
everything!

Then it estimates given a rate of inflation how much it will cost to replace
each of these things.

Then there is a calculation based on how long each thing will last and how
much it will cost to replace that tells us how much we have to save each
year for each thing in order to have enough to replace each thing. Voila, a
round number that we save each year.

I'm currently looking at doing some calculations like Rosewind does. They
have an account for each thing so when it is filled, they don't have to save
more for that item. This encourages saving money by deferring replacements
when it is possible. I'm hoping this will also encourage us to do better
maintenance awareness so systems will last longer.

Congratulations!  I do hope the financing was the highest hurdle and 
that the obstacles to come require only small leaps of faith.

We've followed your progress with interest.  It's our hope that once 
y'all have blazed the trail for cohousing in Texas other will follow 
with ease.  We've purchased into Tucson's Stone Curves community 
(another of Wonderland Hill's developments) and expect to move into our 
new home July end/early August.

Hi,  We have done our own reserves study at Sonora Cohousing in Tucson. 
Since our community is less than 4 years old it has yet to be tested.  We
based our calculations on standard practices in the HOA industry.  We
gleaned these practices from reviewing several professional reserve
studies done for HOA's where friends of ours lived.  
        Our assumptions were that our reserve accounts would grow at a
rate to match the inflation rate of repairs and replacements.  We did not
budget for items that would last at least 30 years from the date of the
study.  One assumption made by the professionals was that replacement of
buildings, typically more than 50 years away, were beyond the "useful
life of the project" and could thus be ignored entirely.  
        We then made a list of common buildings and facilities and
equipment, and estimated when they would need replacement or repair and
how much that would cost.  We divided the cost by the number of years
until the need, and added up all those results to get a yearly reserves
budget.
