Pedestrian orientation is a part of the great cohousing experiment, and for those who don't mind the tradeoffs, the benefits are worth it. At Sharingwood we have a mixed design, with one part of the community being pedestrian, the other with cars right up to the homes. It is a mixed thing for us with a few of the pedestrian home owners disliking and complaining about that aspect of their home, while others like it a lot, and some of the non-pedestrian home owners wishing their scene was different. Like many aspects of cohousing, your site design will be part of a filter which determines who will move there. There are folks who would never consider living in a cohousing community because its too far to where their car is. This is not a bad thing but it may limit certain groups like the elderly or people with young children from buy a home for sale as they have no experience and become convinced its not what they would want to do. There are many such filters in place and when you market a home you will become aware of them. And some of them might surprise you or even offend you. We had a family choose not to live here because during a tour it became clear that our group is very tolerant of gays and lesbians and we have these folks living among us. I was glad it came up and kept this family from moving here, it would have been an unpleasant relationship with them.
