If you use an LLC, any income you may have (from rental of common areas, etc) 
must be reported on an individual's tax return.  An LLC is equivalent to a 
partnership, but with limited liability.  A corporation stands alone.

We are a forming Senior Cohousing group in Chapel Hill, NC and are trying to
decide about a governance structure.  What governance structures are most
communities using-LLC's??  Or are there others you'd recommend??  We're
