Be very careful when you believe that small units will not be in demand or have resale value. These statements are often made by real estate agents who get larger commissions from larger units so they prefer them. In Manhattan some agents won't handle studio apartments (500 sq ft) because they have to deal with people with "no" money and there is just as much paper work involved.

That doesn't mean there isn't a demand; it just means you don't need an agent to find it. It finds you.
