Another point is that when I was working with a group in Florida there
was a developer whom the bank and everyone else said was the best in
the business. Completely trust worthy and competent. He was willing to
work with us because cohousing was an interesting idea.
He said he never responded to RFPs, bids, etc. If people wanted him, they hired him. He had enough work to without "auditioning."
Something to remember when you are expecting good people to respond on with a long detailed document. Good people are busy.
