$485K for a 1300 sq ft home in THIS MARKET? I think you are going to be disappointed. There is a similar sized unit for sale in our California cohousing complex. Asking price is $299K. Good luck.

Three-bedroom house for sale by owners in Roberts Creek Cohousing
Roberts Creek Cohousing (http://www.robertscreekcohousing.ca/) is a
semi-rural community of 31 detached (single-family) and attached
(duplex) homes on 20 acres of cedar-forested land. Our small
community is located a ninety-second bike ride to the Pacific Ocean,
and only a few steps away from the thriving village centre of Roberts
Creek. Part of the Cascadia Bioregion, the Sunshine Coast in British
Columbia, Canada is a vital and family-friendly area, with a diverse
population of ordinary and eclectic folks. Abundant cultural and
recreational opportunities are available in spectacular local nature
and in nearby Vancouver.

Our three-bedroom home (unit #22) totals 1300 sq. ft.. It has a
great sunny location (visit http://www.robertscreekcohousing.ca/
community.html and click map image to download) with a large back
patio; skylights and south-facing windows provide excellent
illumination. The house backs onto a mature cedar forest held in a
conservation covenant; a few meters beyond is Clack Creek, a salmon-
bearing stream that delivers waterflow soundscapes to the backyard.

Priced for a quick sale: $485K.

The house is four years old, and is being offered by the original
owners. It has many efficiency features (including radiant heat
flooring and is plumbed for solar water heating) and modern
appliances. Individual amenities include eleven fruit trees and
abundant garden space, a fanciful treehouse, a rustic kid's
playhouse, as well as a backyard site and materials for a simple
timber-frame cottage.

Cohousing amenities include a 2900 sq ft common house, twice-weekly
community meals and other special events, full woodshop, a
recreational/teen centre, extensive community gardens, as well as the
opportunity to participate in community life. Cohousing may be
briefly described as a strata-titled, human-scaled, pedestrian-
oriented village. For more information, see weblinks below or contact
the sellers.
We will hold an open house on Saturday 4 October noon-2pm, and Sunday
12 October from 1-3pm. Informal & casual; clean socks please. If
these times do not work for you and/or you are traveling from a
distance, please contact us directly to arrange a visit.

To inquire or make an offer, please contact Kurt at 604-741-7346
(cell) or 604-822-9258 (Vancouver) or Cindy at 604-886-8614.
