Sharon, with your examples, do you recall how easy/hard it was for the new owners to get mortgages? Either bank or private?
Isn't your project is located in an urban area, where housing is relatively dense? Aside from cost, high demand in a crowded urban area also is a draw maybe? Perhaps that's why some people find it difficult to get bank mortgages in more rural, less developed areas. That's assuming a larger rural home might sell at a price comparable to a smaller one in the city.
