Lot development model

I feel I've asked about this before, but I still don't 'get' it. Can someone 
give me a basic run-down of how the lot development model works? 
Does everyone own a separately deeded, equally sized lot, and then there's just 
easements written in for community paths, etc? If that's the case, how does the 
group of houses work?
