Speaking as an urban-dwelling architect …

The “tiny house” movement (such as it is) has both a single-family and 
multi-family aspect.  Boston is tinkering with its zoning to allow 
“micro-apartments” of 250 to 300 sq ft in a market where the apartment norm is 
more like 600 to 1200 sq ft.  When we moved to Cornerstone, we traded in our 
1550 sq ft single family house for a 1000 sq ft condo — but the design of our 
“flat”, and our coho amenities, are so much better than what we had before that 
we certainly don’t miss either the larger size or the single family format.

When it comes to land use, construction cost, and energy efficiency, the 
multi-family building (apartment or condo) will always beat the pants off 
single family, even with one hand tied behind its back.
