Cohousing-L Mailing List: Sample letter of intent?

would like to see a sample of an actual letter of intent or memorandum
of intent for proceeding with predevelopment investigations.

My impression is that these vary somewhat procedurally to accomplish
the same goal of deciding on project feasiblity.

A more general question is at what point should one engage a developer
relative to
1) number and degree of committed households
2) site identification
3) having site "control" (via letter of intent say)
