I do hope those communities experiencing pains around resales will come to my 
session.  Takoma Village has now raised about $104,000 in donations from 
sellers who were able to sell their homes via FOR SALE BY OWNER process thus 
saving 6% in realtor fees.  Sellers usually donate about 1% of the sale price 
to TVC for assisting them w/ their resale.

But more than the transaction of selling a home is the important education and 
information work the Resale and Rental pod (team or committee) does to help 
prospective buyers decide if cohousing in general and TVC in particular is a 
good fit for them.  As Sharon Villines noted in her email about our resale 
process we spend a LOT of time and energy w/ prospects.  So when a member has a 
home to sell (tears, tears) we can provide the seller w/ a pool of people that 
have had a good foundation for living at TVC.

Creating the vessel for prospects to learn about cohousing and TVC is the most 
important work we do on resales.  No kidding, the donations at the end of the 
process sure do make resales feel good!  But… we have had sellers refuse to 
donate.  That’s part of package.  It’s a voluntary contribution.  Even w/ no 
donation I still feel we end  up w/ the best part of the process:  a new 
household ready to rock n’ roll when they move in.  What could be better?
