A developer brings finance and project management to a project. They are
ultimately responsible, taking out the permits, hiring the architect and
other professionals, and they are the ones on the hook if the units don’t
sell or anything goes wrong in construction and development. Plan on paying
someone to do this; there are some self-developed communities but it is
rare to find one that can convince a lender that they can succeed on their
own.

I note that not a single organization on your list has, to the best of my
knowledge, initiated a new cohousing project in the last decade; most don’t
exist anymore. Many did just a single project; for those doing several, the
2008 real estate crunch did them in. Some do development consulting now.

Like a list of banks lending to cohousing projects (most of which did so
primarily because of location and personal relationships), such things may
be of historical interest but not highly relevant for anybody setting out
today to make something happen.
