We hired one of our members, an architect and the chair of our Design 
Committee, as building rep. We pay him a little bit per week and he:

1. Represents the group as investor in the construction loan at weekly 
construction meetings. Signs off on all change orders. Gets weekly 
construction reports. Has unfettered access to the site for inspections.
2. Participates in weekly construction meetings and brings back issues to 
the group, when necessary, for status updates and decisions.
3. Works directly with the architect when necessary.

Sometimes in the construction process components need to move forward 
before final prices are compiled, or changes have to be made suddenly... 
he's there to do that without having to wait around for the group to meet 
or come to consensus. All the work we did months to years ago, 
prioritizing lists of cuts/additions/changes come in handy when he has to 
make a call without the full-group input.
