The farmers at Cobb Hill, Hartland VT, will be (already are!) residents -- their
house and others are being built now and they are staying with some other
members in the pre-existing farmhouse on the land. They already had run a CSA
on a nearby farm. They run their Cobb Hill CSA as a private enterprise -- this
was their preference -- and this has become the model for several other farm
enterprises at Cobb Hill. One group of members formed a partnership to do the
maple sugaring. Another group formed a partnership to make cheese. Another
non-agricultural partnership is converting a barn to an "art barn" for various
arts and crafts. Others are planned. The enterprises, once financially viable,
will pay rent to the community in $ or in goods. A land use committee
coordinates and deals with potential conflicting uses of the land.

Also, Cobb Hill sold development rights for forest and ag land and raised other
money, using some of the proceeds to partially support the construction cost of
the CSA farmers' house so they could afford to be owner/members on farmers'
income.
