I have a tremendous amount of info on the hot tub scene. It was a "hot
topic" in our community for a while, for a variety of reasons. I did a fair
amount of research, developed a detailed proposal, have been doing the
maintenance for about 2 1/2 years. I just gave it up to do other things.

Anyway, there is a lot to tell. If you want detail, I can give that to you
offline. Generally speaking, it has been an asset for a certain number of
the families. We had to address concerns about energy consumption, clothing
options, cost (commonly shared or by special interest group), and safety (of
children, in particular). It is an amenity that brings some people together
in a relaxed and pleasurable manner during the winter, especially. And it's
a good thing to have aprés ski here in Colorado. Also, we were looking at
individual hot tubs springing up around the community if we didn¹t move
forward on it, and that seemed extraordinarily unfriendly to the
environment. It was also somewhat challenging in the divisive sense. We
weren't as evolved then as we have become, so we (I) didn't handle the
continuum of concerns as effectively as I probably could now.

We ended up with:
Dimension One spa
Common expense, shared equally by households
Alternating evenings for "clothing optional"
Locked entry, one key per household
Single point of contact for maintenance
