Hi Ann, and all you people in coho-land!

We paid for the balconies initially half and half--half by the unit owner, half by the community. This is just speculation, but we may use the same formula when it comes time to repair them.
Below are the percentage interests. I hope this is helpful!


8.      Unit Owners' Percentage Interest in Common Areas and Facilities:

The percentage of undivided interest of the respective Units in the common areas and facilities has been determined in accordance with Chapter 183A, as amended and as bearing a direct relation to the ratio of the unit value, including the value of Exclusive Use Areas appurtenant to a given Unit, to the aggregate value of all Units at the tiem the Master Deed is recorded. The undivided interest in the common areas and facilities attributable to each Unit is set forth in Exhibit B attached hereto.

Such undivided interest in the common areas and facilities shall not be separated from the Unit to which it appertains, and shall be deemed to be conveyed or encumbered with the Unit even though such interest is not expressly mentioned or described in the conveyance or other instrument.

Thanks for sending this info. I read it through quite carefully. You did a
quite a job crafting this!   A couple of questions:

Is the "proportionate share" by square footage or some other calculation
such as number of people in a unit or...?

Is your plan for allocating costs for maintenance, repair and replacement based on each unit owner being assessed enough in their HOA dues to cover
these costs?  Or do you anticipate that the community as a whole will
subsidize the maintenance, repair and replacement costs?

What I'm interested in finding out is how the costs for repair, maintenance
and replacement is allocated among unit owners.
