Hi all, Right now I am developing an affordable co-housing community, but my situation may be unique: the inclusionary zoning of our town requires that between 15-25% of a larger development (~130 houses) that we be built in two years be affordable, and the cohousing group is advocating that our 26 households be the affordable component of the larger development. The benefit of this is that our development is still self-selected while recieving a price discount. However, if your group were to go forward with a HOME grant or 4% or 9% tax credits to fund your housing, the way to do it would be organize the community first with people who are elligable to recieve grant funded housing. As you know, once the funding has been recieved you can't discriminate against buyers, but while you are organizing the community you aren't under the purview of any government agency and you can be as selective as you wish.
