what is an "option"?

Something you have permission or have reserved the right to purchase.

When you buy a house or apartment before it is built certain things are standard but you have the "option" to purchase more expensive versions, to "upgrade." In other instances it means to install something specific like a fresh air duct on the furnace.

On land, you have reserved the option to buy before any other buyer. The seller has to allow you to buy at the price that was agreed upon or the price of a better offer, or something like that. Land purchases have all kinds of conditions.
