I second the advice on keeping things fluid if you can. A few communities have built in such a way that rooms can be swapped/ sold from one household to another as households change. That way if couple X has twins and Person Y decides she doesn't need the extra bedroom, they can change their house size without moving. The McCammett and Durett book has example floor plans for this situation. Most likely many of the people involved early on will not end up buying in for various reasons, so be careful of planning your unit sizes around people who are not financially committed. Families are often financially squeezed, and so may choose a smaller unit while singles with more disposable income may buy larger units. Randa Johnson New Brighton Cohousing
