Thanks Sharon. We have not started work on policies for living together at
all, but we have decided a number of the things you mentioned.
     We have a project manager, responsible for getting bids, managing work
done, and contact person with professionals.
     We have an accounting team and a tax preparer.
     We have an operating agreement that spells out required capital
contributions, how to handle private loans, and priority order for lot
selection as well as scheduled increases in lot prices once development is
started.

We have the examples of many other communities' policies and guidelines
(including Takoma Village) which we'll start with as we draft ours.
