-------At OCC, the amount of units rented out has mushroomed to 9. We also
had./have onsite owners with one or more roommates and renters with one or more
roommates(subrenters). We are in the process of addressing how to handle this
now.-----------------------------------

 Hi
 Nancy,

 At Windsong we
minimize differences between renters and owners. Both
 have
 equal decision making authority in
meetings (except perhaps the AGM, I'd
have to check that as it's never come up),
both pay the same strata fee,
 both have the
same expectations. I find this works extremely well - many
 of
our renters eventually become owners, and
so can do so without having been
 "lesser" community members first.
Even those who don't become owners
probably have better buy-in to the community as
 they know they are equally
 respected and
 valued in the community.

 We
don't cap the number of renters.

 Cheers,
 Daniel
