Cohousing condos are no different from those in a “regular” condo complex. If you haven’t lived in a regular condo community, they have lots of common areas - usually a courtyard, a club house, maybe tennis courts, central mail boxes, shared laundry room. Condos also have semi-private areas like decks and patios. Cohousing communities have these standard amenities. Any condo, coho or not can be smaller because of the common spaces. What’s different is the “secret sauce” poured over the top. Regular HOAs elect a board of directors that acts unilaterally. A “no pets” policy means “no pets.” At a cohousing HOA, everyone has a say and a “no pets” policy actually means “maybe no pets.” In my view, if an appraiser who has trouble determining value for a cohousing condo, they haven’t appraised a condo before.
