At Daybreak Cohousing our condo fees are all-inclusive, which is very
helpful in budget planning and really simplifies my life.

Our fees might seem high if potential buyers didn't know that they were
all-inclusive!

Our HOA includes: use of almost 7,000 feet of common spaces (free laundry
room)  / high-speed internet / all utilities  / trash, city compost
pick-up, recycling / contribution to reserve fund / insurance for our
complex.  I think that's it.

HOA fees for individual units are now based on interior square footage plus
amount of outdoor limited common areas.  For example a 2 BR 1 bath unit
with a backyard, will have a slight higher fee than an identical unit with
no yard.  Finance Team worked out a formula and the community consensed on
it a few years ago.

Your monthly HOA dues fund the annual operating budget and reserve fund for
ongoing maintenance of our buildings and community life. All utilities and
internet for units and the common elements are included in the annual
operating budget.

HOA dues are due on the first of each month.

You can put your payment in the lock box marked "HOA PAYMENTS," located on
the wall under the bulletin board in the Common House foyer, or have a
check mailed from your bank to:


HOA assessments by unit are also listed in a spreadsheet on our Portal,
viewable by all.
