Does anyone have a rental home for sale seeking a co-buyer?

I've got someone I know who has just sold a home with a bunch of long-term
capital gains that she wants to defer through a 1031 exchange.

She can bring over $100k to the table for part interest in a rental unit in
community, for investment for perhaps five years at an attractive rate.

It can't be used for someone to buy and live there, it has to be rented
out. She would have to be a joint purchase on the title for this to work.

She doesn't want the property to have a mortgage (she would effectively be
the primary lender), so it would have to be low priced or someone else
bringing money to the table.

She needs to identify potential properties for this in the next two weeks,
and close on the sale in the next few months. It has to be a built
ready-to-rent home, not a share in a community in development or under
construction.

Let me know off-list if you have anyone/anyplace suitable, and I'll make
introductions.
