DESIRABLE 3/2 1ST FLOOR END-UNIT FLAT IN PROACTIVE RIVER SONG:
River Song is a young yet established and thriving cohousing community on the
banks of the Willamette River in Eugene, Oregon. Since move-in nearly three
years ago, this community has worked hard to establish the team support and
governance that make life better for all, from health and care teams to
enthusiastic support for families with young children, from on-the-ball finance
and maintenance teams to a task force taking a deep dive into sociocracy/
dynamic governance. The initial years-long work of sourcing land and attracting
financing for a new cohousing community has been done! Now is your opportunity
to enjoy the cohousing lifestyle at its finest in the beautiful PNW and still
make your unique contribution.
>From your welcoming wrap-around porch that faces Merry Hill and the river, you
>can enjoy the vibrant community life right outside your front door. This
>3-bed, 2-bath first-floor end-unit flat features an open floor plan with large
>windows that fill the space with natural light. Double-cell insulating blinds
>provide privacy and year-round comfort, while ceiling fans in every bedroom
>and 9-ft ceilings add to the sense of spaciousness. The home includes
>thoughtful touches like grab bars and dual shower heads in both bathrooms,
>all-electric appliances, generous closet space, and a fully-fenced backyard
>with gate perfect for bringing in soil, creating raised garden beds, or just
>sitting in the summer sunshine and relaxing. It is also ADA-accessible, with
>extra-wide doorways and no-threshold floors. The HOA fees include water,
>electricity, sewer, garbage, recycling, composting, high-speed internet (great
>for working from home); access to the common house, playscape, gardens,
>workshop, toolshed, and all other common areas; and a small amount that goes
>into the 100% funded reserve account (greatly reducing the risk of surprise
>assessments going forward).
The common house offers a large commercial kitchen, a great room w/ common
dining, indoor lounge w/ river rock fireplace, mail room, and a playroom for
children. Upstairs are two guest bedrooms w/ bath that members can reserve for
out-of-town company. A craft room and a music room are on site, too. The
covered outdoor patio is large and full of tables with lots of seating. A new
shade structure and sandbox have recently been built, offering lots of fun for
all ages. The gardens are lush with flowers, vegetables, and our own honey bees
enjoying the nectar (RSC bees provided us with 20 lbs. of honey this year!).
The whole community enjoys the raspberries that we planted along the split rail
fence. RSC is living its sustainability values in other ways. Last year, this
all-electric community installed solar panels on all 8 buildings in the
community (click on link below to see the updated drone flyover of the
community w/ solar panels). There also are two EV chargers and secure bicycle
storage.
This price reflects and includes a separately deeded one-car detached garage
space (optional). Price without garage would be $614,900 (garage value
$25,000). Explore River Song Cohousing! For more information and photos:
