Heartwood Commons Tulsa, a 55+ cohousing community, has 36 units with 33 occupied. We have 24 singles and 9 couples for a total of 43 occupants, 31 women and 12 men. All of us except one (and possibly our new couple) are over 55. 1/1 - 4 units (4 singles) 2/1 - 10 units (8 singles; 1 couple; 1 unoccupied) 2/2 - 18 units (9 singles; 7 couples, 2 unoccupied 2/2 + den and study - 4 units (3 singles; 1 couple) As Sharon mentioned, there's not necessarily a correlation between unit size, number of bedrooms, and number of occupants. Three of our biggest units are owned by singles. That was also the case in my previous community, while there were families packed into smaller units. It comes down to what people can afford and are willing to pay for. In our case, some singles bought a 2/2 not because they needed more room than the 2/1 (it's only about 170 sq. ft. bigger) but because it's a better floor plan with three exposures, more windows, and a lot more patio and yard space. They were willing to pay a significantly higher price for those features.
