I second the dogs, gun ownership, private use of common area, etc., but hidden sexual agenda? What do you mean by this? I have heard of cases of communities where children were sexually abused by other children or in one case by a man in the community (whoa, another can of worms that hasn't yet been opened!) - is this what you refer to? I would like to add the following "difficult problems" to your list: 1. Parking - specifically, how/whether to accomodate individual desires for drive-up parking, even at the expense of the site plan/other design features. 2. House location selection - what works, what doesn't (we found out the hard way). 3. How to add amenities that only some people want, but everyone will use (like a swimming pool).
