When a new owner comes here and signs a participation agreement (not according to our CC and Rs required, but we strongly push for it), he or she agrees not to rent part or all of the unit, only to someone who will agrees to participate. Then the renter is expected to be in the cooking rotation, do his/her share of the other shared work, and participate in meetings--now only once per month. The owner is notified of all meetings and is expected to attend and participate in any decision-making that involves money. The owner of our one unit that has been a rental unit died recently, and her unit will probably be available for sale, if the man living there now does not buy it. We may not take in a "roommate/housemate" for any less than three months--I found out the hard way, because I wanted to offer my second bedroom for shorter term visitors as a trial living in cohousing (for as little as two weeks), but the group said no. Our bylaws do requrire a minimum stay of three months for renters and there has to be a written rental agreement. I expect that was written for situations where the landlord doesn't live in the unit with the renter, but our community wants it to be for housemate situations as well.... Joani
