Well, these are the costs which were incurred in the development of the 
first phase of Sharingwood.  I don't have access to the detailed cost 
breakdown for these things right now, but since much of it was done 
8-10 years ago the costs are pretty meaningless in todays reality.

1. Contract on land.
2. Boundary survey for 38 acres
3. County Environmental checklist fee
4. Septic survey and soil test.
5. Cost of creating first, second and third site design drawings
6.Engineered drawings showing road specs, drainage detail, lot design
7. Rezone and County permits fee
8. Taxes on land
9. Road construction, drainage system and clearing costs
10. Water line extension
11. Power boxes and kiosks (all underground power)
12. Phone, cable TV install
13. Culverts, power meters and miscellaneous pipes and electrical doo dads
14. Legal fees to create air space condo (including detailed survey of lots)
15. Paving the dirt road - final drainage system.

Total

By the time I arrived at Sharingwood in 1990, the existing 8 households 
had paid in full the first 12 items.  The land and all its development 
was paid for and lots sold at $25,000 which was the cost to that point. 
 The final two items, legal and road,  were very expensive (Over $50K) 
but were divided amoung 17 unit owners at that time.
