Pioneer Valley is not all that spread out. I think they are built on 2-3
acres of their 23-24 acres. Someone from there please clarify.

Put that parking on the outside, not at each house (except a few units
perhaps for elderly or disabled residents.)

You got it, Chris. Am I opinionated enough for you? Sorry. Straight talk
like this is one reason I no longer live in New England. Then there's the
snow and ice and the miserable summers.  Of course, I'm way jealous about
your land. You probably paid less for your 94 acres than we paid for our
1/3. But then you aren't a stone's throw from San Francisco.
