As a member of a group that has moved in (Monterey or MoCoCo) and acted as our own developers, I'd like to the notion that having a developer is a good thing. Although we can't quantify this, my feeling is that at best we did not save any money and may have more expensive housing than if we had used a developer. Additionaly, we spent so much time and energy on developer tasks that we had little left over for design, energy efficiency, and community building. We could not do everything and the development tasks were always the most time urgent. This may relate more to our personal experience, as none of our group had any experience in development or the building trades. We were unable to find a developer willing to undertake the risk.
