There are three models of cohousing development, the capital project model, the lot development model, and retrofit. In the capital project model, the whole project is designed and built out all at once as one large capital project. In the lot development model, land is divided into lots and the individual buys a lot and designs and builds their own home, usually with some sort of architectural review process by the group. In the retrofit model, an existing struture is remodelled or existing homes in a neighborhood are purchased, one at a time. There are several exising examples of each type in operation around America. Each type has its advantages and disadvantages.
