The key player in your condo docs is the local Fannie Mae review board. Your attorney should be chosen based upon their relationships with that board. A good condo attorney will pass such things before the board for review and feedback, and anything they want, you should put in. I have come to learn that every region is different, and even the fannie mae boards within the same state have differing requirements. Fannie mae approval is very important to the ability of your project to secure financing, and in many cases, lack of fannie mae approval is the kiss of death, banks will not loan you money.
