The co-ops here are quite small - between 4 - 14 houses. I am currently promoting the need for larger co-ops because of the workload, mind you, that includes the extra work around the rental requirements. Remember, some people can't or won't do their bit for one reason or another. Plus there's a need for everyone to have a life so eight households could be quite demanding. Look carefully at the demands and balance with the benefits.
