Sharingwood has a 6 person board of directors, as is common in most CONDO hoa's. The board is elected to 2 year terms by the membership, with half the board coming up for election at any year. The real process is that people are asked to serve prior to any formal election. The board has broad powers, defined by the legal HOA agreements of the CONDO, and represents the community in any legal disputes or local governmental issues (2-3 such things show up a year). The board does team overview, and broader community issues and planning, but makes few actual decisions, rather makes proposals the membership for discussion, modification and approval. The boards big job is to create and present the annual budget. The board has a discretionary budget fund, so if a project comes up that is desirable, but there is no team to own it, or no budget, the board can fund such things. The board meets monthly, and often outlines the issues that end up on the general meeting agenda.
