Phase One of our building is scheduled to be completed in November, the other phases (2-4) and Common House by next spring. With move-in starting to be a reality, we're looking at questions of how to handle requests for changes in structures, colors, remodeling, ancillary buildings, etc. Typically, we've been told that these requests are dealt with by an Architecture Review Committee, something also required by Arizona state law for townhomes. What we're wondering is: 1. How does YOUR community deal with Architecture review type requests? How do you process these requests? Does a committee decide? advise the homeowner on how to do it? advise the larger community who decides? advise a management committee who decides? 2. How do you deal with the issue of maintenance? Is this function one of inspecting and then finding a way to do repairs, either with community members or contracted out to the proper repair people? Does your community have a committee who actually does the maintenance? 3. Is the maintenance function folded in to an architectural review committee? Thanks for your help.
