You might look into Elder Sprit CoHousing in Abington, Va.  for your aunt.  
They have the land, a wonderfully sensitive site and architectural plans
with variety of housing for different needs.  The financial segments of
both buying and renting has recently been developed. Check out

I've been lurking on the list because I'm thinking about cohousing for
myself.  But now, my still sharp and active 80 year old aunt has
announced she's thinking about moving to a retirement community so
she'll be set in the event she needs  care later on.

I wonder if she wouldn't be better off joining a forming coho, and
arranging to get a unit for herself and an efficiency or studio that she
could offer as part salary to someone she could hire in the event she
needs care.

Has anyone tried this arrangement?  Is it practical?
