At Monterey Cohousing, Minneapolis, Twin Cities, Minnesota,
we have a complex mixture of systems for parking.

15 units (7 townhomes with tuckunder garages, 2 parking spaces for all but 
                one, which has one)
         (8 coop-ownership apartments, with 5 reserved parking spaces
          with outside plug-in outlets for winter, plus 3 garage
          stalls in winter, plus other  parking along the back
        driveway.)
Plus 7 or 6 guest spaces.

Currently, of the owners,
5 homes with 1 adult, 1car, 
2 homes with 2 adults, 1 car
8 homes with 2 adults, 2 cars    or 1.6 cars/home

Plus 2 renters who use the back driveway, and 3 renters in a townhouse
who use the garage and the 'pad' in front of it.

Interestingly, of the 7 owner households in the big building, 1 rents
a garage stall from a townhome, 3 don't want garages, and 3 (with 4
cars) rotate chances at the garage in winter. Actually, three car
owners rotate access to 2 spots, as the 3rd spot goes to a guy with a
disability, by group decision. In Minnesota Winter, I'd say this works
surprisingly well.  All moving into the coop big building understood
the garage limitations .

The number of spaces doesn't seem to be an issue except when there are
parties, when there is no way we would have enough.  We do have a
total, of 2/unit, and use them, one way or another.
