You can have one or more baths rough plumbed. Have you considered doing some homes with the down stairs finished to include a sleeping area, bath, utility, kitchen and living with the second floor framed only, like an attic, allowing for sweat equity. This idea was developed by the architecture department at McGill University and named the "Grow House>" I would also recommend that you try to include one bedroom and for sure a bathroom on the first floor. We did not do that in many of the homes at Marsh Commons and now I am facing the prospect of moving out because my knees are constantly irritated by the stairs.
