I do not know the answer as I am not in a community, but I'd like to add to the list 3. How do new members get integrated into the community (even renters). In my interviewing of people, this has seemed to be a big problem. New people often feel out of the loop and are overly cautious because they do not necessarily know all the 'rules' people have agreed on, etc. It seems like every community needs a SMALL packet that will describe the decisions that have previously been made to the new people. (And I think all these need to be made before selling so people know what they are getting into - I don't think any community would want someone to blindly move in - correct me if I'm wrong).
