In both cohousing communities I've lived in we've had a participation agreement which is (voluntarily) signed by most resident owners that states among other things "I will not sell or lease my unit to anyone who is not willing to participate." Participation includes cooking common meals, being on committees, having regular maintenance tasks, participating in work days, and participating in community meetings including consensus decision-making, EXCEPT that renters do not participate in discussions or decisions relating to finances since those decisions impact owners only.

Renters in these agreements include all of the following: roommates/housemates, people who rent/lease while the owner is absent, and occupants of accessory apartments
